Experience

We are seeking an individual who is self-motivated, able to work well in teams but can also work independently. Ideally this candidate has 5-10 years of experience both on and off the job site, dealing with Contractors, Engineers, Planners, and Municipalities. This candidate must also demonstrate a wide breadth of knowledge and experience on various types of construction projects, from industrial business parks, retail shopping centers, to residential subdivisions. Proficiency with AutoCAD is a tremendous asset for this role.

Job Description

Manage planning (i.e. land use, zoning, subdivision, servicing agreements) and engineering for new development projects.

Negotiate Development Agreements with municipalities on new projects (i.e. developer/municipality responsibilities, security agreements, cost sharing agreements).

Direct management of contract work. Obtaining pricing, negotiating contracts, coordinating trades, coordinating utilities, maintaining progress on site and daily action plans for works on site.

Manage budgets, construction costs (changes), scheduling, tenant coordination and daily tasks involved in new projects once construction starts.

Manage land title registration for subdivisions (i.e. review caveats, restrictive covenants, legal document packages) and

Maintain communication with accounting to ensure understanding of construction costs, contracts, budget changes and job costs.

Review and approve all tenant drawings (TI drawings and signage drawings). Complete a final tenant improvement site inspection to ensure base building integrity and to approve release of TI Allowance.

Manage landscaping and surface drainage LOC’s. Ensure engineering group/contractor are following up on LOC’s in a timely manner and ensuring deficient work is complete.

Manage Contractor schedule & budget accountability

Assist GC in tender process & subgrade selection

Attend budget, schedule & construction site meeting

Review & Approve Progress Claims.

Manage project scope revisions, Change Orders & additional costs

Assist in post tender costs savings & value engineering.

Provide tenant progress update

Manage job completion, turnover & transition to property management.

Monitor TI construction to protect buildings

Construction Manage occasional site work projects

Head up tenant requirements

Coordinate Design & manage permit process

Tender individual scopes

Award & Execute contracts

Oversee Construction & manage changes

Inspect work

Review & approve progress claims.
